Condominium is primarily a law that addresses how a property is owned, not how it is developed. All condominium property regimes shall conform with all applicable county permitting requirements pursuant to section 514B-5, HRS.

Condominiums are not exempted from zoning regulations and must follow all county rules, ordinance, and regulations. Properties that contain preservation one zoning (“P-1”) should also contact the Land Use Commission for additional information as P-1 zoning is highly restrictive.
