Real Estate Sales, Real Estate Appraisals, and Condominiums

Real Estate Brokers and Salespersons:

In the State of Hawaii, a real estate broker’s license is required for any person or company that, for compensation or other valuable consideration:

  • Sells or offers to sell
  • Buys or offers to buy
  • Leases or offers to lease
  • Manages or offers to manage

real property.  This includes the purchasing, selling and exchanging real estate, listing properties and soliciting prospective purchasers. (See Hawaii Revised Statutes sections 467-1 and 467-9.)

A licensed real estate salesperson working under a licensed real estate broker can engage in all of these activities.

A license is also required to work as a real estate appraiser in Hawaii.

Real Estate Appraisers: 

A real estate appraisers license is required to appraise property.  All real estate appraisers must comply with federal Uniform Standards of Professional Appraisal Practice (USPAP) and it is against Hawaii law for a real estate appraiser to accept additional compensation (in addition to fees) for providing opinions.

Condominiums: 

Condominium Associations are self-governing entities.  In order to assist owners with the self-governence process, the law provides for a condominium owner to have access to certain records and information, so that he/she can participate in the management of the association of which he/she is a part.

RICO accepts complaints when an owner is refused access to association documents that are required by law to be provided to owners.  Additional information about condominium records is available at cca.hawaii.gov/rico/got-records/.
